On behalf of The Davis Companies (TDC), Vanasse Hangen Brustlin, Inc. (VHB) is submitting the attached
curb cut application package associated with the 101 Smith Place development project. The project was
granted Planning Board approval (PB #359) on August 25, 2020 and anticipates construction commencing
in early Spring 2021.
The existing project site consists of three parcels per available Cambridge GIS information: 75, 109, and
115 Smith Place, which are all contiguously owned by The Davis Companies. The project site contains two
existing buildings located at 75 and 109 Smith Place, which are to be demolished in the proposed
condition. The frontage of the project site contains five (5) existing curb cuts of varying widths along
Smith Place (see attached Figure 1).
The proposed project site includes a new commercial lab/office building, one level of underground
parking for 124 cars, and a surface lot for 30 vehicles. All parking spaces are served by the single
proposed curb cut. Truck access for building loading will also be served by this proposed curb cut. The
proposed Site development consolidates the existing five (5) curb cut locations within Smith Place to a
single curb cut location within Smith Place towards the northeast corner of the Site. This proposed
condition has been depicted within the attached Figure 2 plan, as well as City of Cambridge standard
construction details depicted on the attached Figure 3 plan.
The parcels are zoned within Cambridge zoning districts Office (O-1) and Industry (IB-2), and Alewife
Overlay District 1 and 3 (AOD-1, and AOD-3). In regards to Cambridge zoning ordinance 6.43.3
compliance, VHB offered the following information:
•
6.43.3.a – The parcels are not within a residential zoning district.
•
6.43.3.b – The parcels are zoned within existing office and industry districts allowing for a
maximum curb cut width of thirty (30) feet. The project is proposing a single (1) twenty-two (22)
foot curb cut, which matches the defined drive aisle widths under zoning section 6.42.

6.43.3.c – The existing parcels maintains approximately 450 linear feet of frontage along Smith
Place. A maximum of one curb cut for every one hundred (100) feet of street frontage is allowed,
equaling a maximum of four (4) curb cuts along Smith Place. The project is proposing one (1)
consolidated curb cut.
•
6.43.4.a – The driveway widths are greater than the minimum ten (10) foot width.
•
6.43.4.b – The curb cut is located greater than fifteen (15) feet from the crosswalk located in the
northerly direction adjacent to Fawcett Street. Fawcett Street does not currently extend through
Smith Place, therefore the curb cut is not located within twenty-five (25) feet of an intersection.
Additionally, the project has coordinated the location of the curb cut with CDD relative to the
future Fawcett Street extension through the Site, which allows for a future curb cut along the
extended roadway.
•
6.43.4.c – The grade and design of the proposed curb cuts meet Cambridge standards, and
provide clear view for a driver leaving the surface parking lot.
