This office is in receipt of a copy of an application from:
Andrew Baldizon for a Curb Cut at the location of 100 Main Street with a Frontage of 243.13', Setback 20', Distance
from surrounding structures O', Length 431', Width 26' and a total Square Footage of 11,206.
The City Council has directed that all curb cut petitions be submitted to the appropriate Neighborhood
Associations for the locality where the curb cut would be made, so that the association may have an opportunity for
review, prior to action by the City Council.
Please indicate by return mail your approval or disapproval of the petition within twenty-one days from the date
of this letter. If the response is "disapproval" please state reasons. Be sure to sign the form and include a daytime phone
number. I have enclosed a self-addressed stamped envelope to facilitate your reply.
As soon as this office has received both the completed application and your neighborhood association response, I
will place the petition on the agenda for the next City Council meeting. If I do not receive a response from your
neighborhood organization by twenty-one days from the date of this letter, I will place the petition on the agenda for the
next City Council meeting.
If your neighborhood association cannot complete its review by twenty-one days from today, you may extend the
reply time another seven days by requesting an extension by letter to me with a copy to the petitioner. However, I urge

1. Introduction
This introduction briefly summarizes the enclosed application for approval of two (2) relocated
curb cuts and three (3) new curb cuts associated with the construction of Building 2 located at
200 Main Street, which is being constructed as part of the Kendall Square Initiative South of
Main ("SoMa") project. Massachusetts Institute of Technology (the "Applicant"), as owner of
the Building 2 site at 200 Main Street (Map 47, Parcel 85) and immediately adjacent property to
the south located at 100 Main Street (Map 47, Parcel 90), is submitting five (5) separate curb cut
applications via the Cambridge online permitting portal as part of this filing. The (I) Abutter's
Forms, (il) Plot Plan and (ill) Circulation Plan included as part of the MIT Kendall Square SoMa
Site 2 Design Submission that was reviewed and approved by the Planning Board (the
"Circulation Plan") appear immediately following this introduction.
Project Summary
Building 2 is a proposed mixed-use building that will include commercial lab and office space
with ground floor retail and access to a below-grade parking garage. The existing driveway
between the Building 2 site and the Sloan Building located on the 100 Main Street parcel, which
runs partially across the property line, will be modified in connection with the development of
Building 2. The development program for Building 2 is consistent with the Development
Program contained in the SoMa Special Permit as modified.
The proposed curb cuts described in these application materials are related to relocation of the
entrances to the existing driveway between the Building 2 site and the Sloan Building and new
entrances to the proposed underground parking garage and loading areas for Building 2 as shown
on the enclosed plans.
Description of Proposed New Curb Cut
There are two (2) proposed relocated curb cuts associated with modifications to the existing
driveway between the Building 2 site and the Sloan Building which provides access to the
Hermann Garage located on the 100 Main Street parcel. One curb cut is located on the east side
of Wadsworth Street, south of the parking garage. An adjacent existing curb will be
discontinued. The other curb cut associated with this driveway is located on the south side of
Main Street on the Building 2 site. An adjacent existing curb cut will be discontinued. As noted
above, this driveway will serve Building 2, Hermann Garage and the Sloan Building, each of
which is owned by the Applicant or a related entity.
The three (3) proposed new curb cuts are located on the east side of Wadsworth Street adjacent
to proposed Building 2. The southmost proposed curb cut will provide access to the
underground parking garage. The two proposed curb cuts to the north will provide access to
loading facilities serving Building 2. The locations of the proposed curb cuts were approved by
the Planning Board as part of the Final Development Plan consistent with the provisions of
Section 13.88.6(b)(ii) of the City of Cambridge Zoning Ordinance, which allows for the Planning
Board to approve locations of curb cuts that deviate from the requirements of Section 6.43 of
said Zoning Ordinance. See the Circulation Plan.
