Dear Neighborhood Representative:
This office is in receipt of a copy of an application from:
Mike Tokatlyan for a Curb Cut at the location of 22 White Street with a Frontage of 55', Setback 10', Distance from
surrounding structures 7.5', Length 10', Width 12' and a total Square Footage of 120.
The City Council has directed that all curb cut petitions be submitted to the appropriate Neighborhood
Associations for the locality where the curb cut would be made, so that the association may have an opportunity for
review, prior to action by the City Council.
Please indicate by return mail your approval or disapproval of the petition within twenty-one days from the date
of this letter. If the response is "disapproval" please state reasons. Be sure to sign the form and include a daytime phone
number. I have enclosed a self-addressed stamped envelope to facilitate your reply.
As soon as this office has received both the completed application and your neighborhood association response, I
will place the petition on the agenda for the next City Council meeting. If I do not receive a response from your
neighborhood organization by twenty-one days from the date of this letter, I will place the petition on the agenda for the
next City Council meeting.
If your neighborhood association cannot complete its review by twenty-one days from today, you may extend the
reply time another seven days by requesting an extension by letter to me with a copy to the petitioner. However, I urge
you to make every effort to complete your review as soon as possible.

My name is Mike Tokatlyan, owner of Contempo Builders as well as 22 White Street LLC.
22 White Street LLC is a real estate development that was just approved by the building
department of Cambridge. Shortly we will be starting our demo of the existing structure.
Our proposed approved plans require as to make a small change in the curb cut of the
existing 2 family home by moving it down 5 feet. The actual size of the curb cut is not expanding
but rather the placement of it. I have also attached photos of the curb cut as well as the
proposed.
As my abutters, the city asked to get the attached form filled out and signed and returned to my
office so that I could upload it to the city within the next 8 days.

I am the owner of 18 White St. Unit. 5. Thank you for taking the time to talk to me today about the curb cut application
by 22 White St.
As you informed me, the applicant stated in the application that the notification was mailed out on August 8. In
contrary, I did not receive the letter from Contempo Builders until last Friday (August 25), and I immediately submitted
the abuttor's form back to them the next day. In case it's not in the case history, I attach a copy of my signed
form. Please include it in the case records for the city's consideration.
Additionally, I asked the other owners living at 18 White St. who are not out of twon for the month of August, and some
of them never received the letter, or notification thereof from USPS. They are deprived an opportunity to voice their
concerns about the curb change. I would like to bring it to the city's attention and request the city provide the
uninformed owners another opportunity to voice their opinion.
Furthermore, I would like to express my reasons for disapproving the curb cut change. As you know, the city limit of
Cambridge ends 26 White St. Currently there are only three parking spot on White Street for Cambridge residents. With
the proposed curb cut, which will be move 5 feet toward 18 White, one parking spot would be lost, i.e., only TWO spots
will remain. If the development plan for 22 White proceeds, there will be 8 units from 18 White, 3 units from 22 White,
and a commercial building with additional units at 26 White. Two parking spots would not be sufficient for 12+ units
plus a store. There are no other on-street parking possibility for us on this block, as we are surrounded by commercial
buildings and the city limits end at 22 White St.
Additionally, because of our unique location, the closest on-street parking possibility provided by the city would be on
the other side of Mass Ave, more than 500 feet away. An important problem would be: with the two remaining parking
spots not adjacent, we would have no place to park a mid-size moving van on the block. How can the residents (from
more than 12 units on the block) conduct their move by pushing household belongings across Mass Ave.?
These issues seriously affect our rights as abutters of the development application.
Therefore, I would like to request the city reject the application curb change for the above reasons. Please consider our
unique situation (very isolated from the rest of the city and without adjacent parking possibility to make up for the lost
parking spot).

22 White Street LLC is a real estate development that was just approved by the building
department of Cambridge. Shortly we will be starting our demo of the existing structure.

are moving our curb cut down by 5 feet to accommodate the building. I sent the abutter form
