The City Council has directed that all curb cut petitions be submitted to the appropriate Neighborhood
Associations for the locality where the curb cut would be made, so that the association may have an opportunity for
review, prior to action by the City Council.

To Whom It May Concern:
Thank you for reviewing our request for a curb cut extension at our property at 12 Linnaean Street. In brief, the lot
occupies the corner of Linnaean Street and Hurlbut Street, with the primary entrance on Linnaean but the parking
access on Hurlbut. The property has 2 side-by-side off-street parking spaces, one in a concrete block garage.
Unfortunately, the current granite curb extends by several feet in front of the driveway such that entering or
departing the parking spot requires driving over the curb. Extending the curb cut as requested would rectify
this issue and allow safe access to the driveway.
Related, as part of general renovations we are undertaking to the property, we are planning to consolidate the
existing garage and parking space into a single garage as outlined in the attached plans. Our general contractor
for these renovations is Our House Design+Build, led by Stephen Kasper. The permits for this project are nearing
submission but, per City of Cambridge guidance, we wanted to ensure the curb cut authorization was submitted in
advance as not to delay construction permit approval. Importantly, even if these garage plans are eventually
modified, we would still request the curb cut extension as proposed to ensure safe access to the driveway.
As requested, the attached site plans include driveway and curb cut widths, slopes, and distances to
crosswalk/intersection. We believe the requested curb cut is fully compliant with City of Cambridge Zoning
Ordinance 6.43: total length 20 feet, single curb cut for entire frontage, driveway greater than 10 feet in width, and
greater than 25 feet to nearest intersection/crosswalk. If necessary or helpful, we are happy to supply larger or
higher resolution drawings.
Finally, as requested, we have solicited input from all abutting property owners (shaded in red) as depicted in the
attached Assessor's Plat. There are a total of 6 abutting lots, one of which is a condominium with 6 units (28
Hurlbut). 4 of the 5 non-condominium properties have already registered approval and 1 remains pending. In the
condominium, 1 owner has registered approval, 3 disapproval, and 2 remain pending after multiple contact
attempts.

Thank you for reviewing our application for a curb cut extension at 12 Linnaean Street, Cambridge, MA.
Purpose of Application: The property has 2 side-by-side off-street parking spaces accessed from Hurlbut Street,
one in a concrete block garage. Unfortunately, the current granite curb extends by several feet in front of the
driveway such that entry and egress require driving over the curb. This site access issue was reviewed in-person
with Cambridge Superintendent of Streets T.J. Shea on 11/6/23 who concluded that extending the curb cut by-
right, as requested, would rectify this issue and allow safe access to the driveway.
Coordination with Construction: In parallel with the curb cut extension, we will be consolidating the existing garage
and parking space into a single attached garage as outlined in the attached renovation plans. Our general
contractor for the project is Fresh Start Contracting and Ting Lee (Fresh Start permitting project manager) is
assisting us with permitting applications. The architect for the project is Adam Glassman of GCD Architects. The
Special Permit for garage construction was approved by the Cambridge BZA and was recorded with the
Cambridge Registry of Deeds on 5/1/2024.
Curb cut details: As requested, the attached site plans include driveway and curb cut widths, slopes, and
distances to crosswalk/intersection. The requested curb cut is fully compliant with City of Cambridge Zoning

On February 1, 2024, Petitioner Raghu Chivukula appeared before the Board of Zoning Appeal
with his architect Adam Glassman requesting a special permit in order to enlarge an existing
nonconforming attached one-car garage within the front and side yard setbacks and to enlarge an
existing bay window, thereby increasing the nonconforming floor area ratio. The Petitioner
requested relief under Article 5, Section 5.31, Article 8, Sections 8.22.2.c and 8.22.2.d, and
Article 10, Section 10.40 of the Cambridge Zoning Ordinance ("Ordinance"). The Petitioner
submitted materials in support of the application including information about the project, plans,
and photographs.
Mr. Glassman stated that the proposal was to replace an existing one-car garage with a two-car
garage, which would provide charging stations for two electric cars. He stated that the proposal
also included squaring-off and enlarging an existing bay window. He stated that both FAR and
setback relief were required and that the work was a minor expansion and low impact.
The Chair asked if anyone wished to be heard on the matter and no one indicated such. The
Chair noted letters of support from neighbors.
The Chair moved that based upon all the information presented that the Board grant the
requested relief as described in the Petitioner's submitted materials and the evidence before the
Board on the condition that the work conform with the drawings submitted, titled "12 Linnaean
Street," prepared by GCD Architects, dated October 30, 2023, as initialed and dated by the
Chair.
The five-member Board voted unanimously in favor of granting the special permit with the
above condition (Monteverde, Keesler, Hidalgo, Boehm, and Agate). Therefore, the special
permit is granted as conditioned.

The Board of Zoning Appeal is empowered to waive local zoning regulations only. This
decision therefore does not relieve the petitioner in any way from the duty to comply with local
ordinances and regulations of the other local agencies, including, but not limited to the Historical
Commission, License Commission and/or compliance with requirements pursuant to the
Building Code and other applicable codes.
