Jan 21, 2025 Comments regarding 177 Hancock St and the curb cut request. While we like the plans for improvements to this property, we are abutters to this property (residing at 175 Hancock St, apt 01) who object to the curb cut for several reasons. 1) A driveway will have a negative impact on the neighborhood aesthetics. The proposed driveway is 10 feet wide and almost certainly will be or eventually will be bounded by a privacy fence erected by the abutter owners of 185 Hancock St. who have a small adjacent patio area which will be impacted. The overall land between 177 and 185 is narrow, consequently the two properties will look and feel like the Berlin wall. It will not have the look or feel of the driveway directly across Hancock Street at 176 Hancock St which is wide and quite open next to a large front yard. Hancock Street experiences significant traffic at all hours of the day. Hancock St essentially 2) acts as a one-way connector street from Massachusetts Ave to Broadway. This residence is the second house in from a Hancock St stop sign onto Broadway, consequently having 2 vehicles moving and backing into and out of the driveway will contribute even more to traffic congestion. Moreover, due to poor visibility, it is also a safety concern to pedestrian and street traffic. 3) It can be argued that there is a positive benefit to the community because this is a tandem driveway thus while the curb cut removes one street parking space there are two cars parking off street in this driveway. Generally, people find tandem parking very inconvenient: shuffling cars is always annoying and particularly problematic on a busy one-way street. Also having your car confined between a fence and your house restricts access for loading and unloading. Consequently, in a tandem driveway one car will frequently park on the street if street space is available. 4) Furthermore, it is my understanding that there will be an EV charging station in the driveway. That is encouraging, however, rather than having Cambridge make a street cut, a better use of this space might be for Cambridge to instead erect a street EV charging station or stations (of course subject to local parking restrictions). From a long-term perspective and in consideration of the seeming direction Cambridge is heading to limit the number of cars in some areas, would it not be preferable for Cambridge to discourage developments that add two more cars to the community. Finally, while I do not know zoning rules regarding parking slips and driveways, I wonder if future owners might decide to add one or two parking spaces in their backyard, which would certainly affect the adjacent patio area of Hancock Terrace Condos (171, 173, 175 Hancock St).
