Dear Neighborhood Representative:
This office is in receipt of a copy of an application from:
Brinn Sanders for a Curb Cut at the location of 177 Hancock Street with a Frontage of 50', Setback 8.5', Distance from
surrounding structures 0.9', Length 50', Width 10' and a total Square Footage of 500.
The City Council has directed that all curb cut petitions be submitted to the appropriate Neighborhood
Associations for the locality where the curb cut would be made, so that the association may have an opportunity for
review, prior to action by the City Council.
Please indicate by return mail your approval or disapproval of the petition within twenty-one days from the date
of this letter. If the response is "disapproval" please state reasons. Be sure to sign the form and include a daytime phone
number. I have enclosed a self-addressed stamped envelope to facilitate your reply.
As soon as this office has received both the completed application and your neighborhood association response, I
will place the petition on the agenda for the next City Council meeting. If I do not receive a response from your
neighborhood organization by twenty-one days from the date of this letter, I will place the petition on the agenda for the
next City Council meeting.
If your neighborhood association cannot complete its review by twenty-one days from today, you may extend the
reply time another seven days by requesting an extension by letter to me with a copy to the petitioner. However, I urge
you to make every effort to complete your review as soon as possible.

Comments regarding 177 Hancock St and the curb cut request.
While we like the plans for improvements to this property, we are abutters to this property (residing
at 175 Hancock St, apt 01) who object to the curb cut for several reasons.
1) A driveway will have a negative impact on the neighborhood aesthetics. The proposed
driveway is 10 feet wide and almost certainly will be or eventually will be bounded by a
privacy fence erected by the abutter owners of 185 Hancock St. who have a small adjacent
patio area which will be impacted. The overall land between 177 and 185 is narrow,
consequently the two properties will look and feel like the Berlin wall. It will not have the
look or feel of the driveway directly across Hancock Street at 176 Hancock St which is wide
and quite open next to a large front yard.
Hancock Street experiences significant traffic at all hours of the day. Hancock St essentially

acts as a one-way connector street from Massachusetts Ave to Broadway. This residence is
the second house in from a Hancock St stop sign onto Broadway, consequently having 2
vehicles moving and backing into and out of the driveway will contribute even more to traffic
congestion. Moreover, due to poor visibility, it is also a safety concern to pedestrian and
street traffic.

It can be argued that there is a positive benefit to the community because this is a tandem
driveway thus while the curb cut removes one street parking space there are two cars
parking off street in this driveway. Generally, people find tandem parking very inconvenient:
shuffling cars is always annoying and particularly problematic on a busy one-way street.
Also having your car confined between a fence and your house restricts access for loading
and unloading. Consequently, in a tandem driveway one car will frequently park on the
street if street space is available.

Furthermore, it is my understanding that there will be an EV charging station in the driveway.
That is encouraging, however, rather than having Cambridge make a street cut, a better use
of this space might be for Cambridge to instead erect a street EV charging station or
stations (of course subject to local parking restrictions).
From a long-term perspective and in consideration of the seeming direction Cambridge is
heading to limit the number of cars in some areas, would it not be preferable for Cambridge
to discourage developments that add two more cars to the community. Finally, while I do
not know zoning rules regarding parking slips and driveways, I wonder if future owners might
decide to add one or two parking spaces in their backyard, which would certainly affect the
adjacent patio area of Hancock Terrace Condos (171, 173, 175 Hancock St).

The Mid Cambridge Neighborhood Conservation District Commission hereby certifies, pursuant
to Title 2, Chapter 2.78, Article III, Section 2.78.140-270 of the Code of the City of Cambridge
and the City Council order establishing the Commission, that the proposal described below is not
incongruous to the historic aspects or architectural character of the building or district:
Alter fenestration and front door, replace railings, remove chimney.
The Commission found the overall proposal compatible with the historic character of the
house, and determined that the removal of the chimney would not visually impact the
neighborhood.
The Commission made the following recommendations:
1. Consult with CHC staff and neighbors to mitigate potential impacts of proposed
driveway,
2. Reduce window well depth in front to the minimum required by code, and consider
landscaping for screening,
3. Restore the front entry door and retain its location along with the sidelights to
preserve centered alignment with door on second floor,
4. Consult with CHC staff on architectural details, including railings and trim.
The work has been approved as described in the plans titled "177 Hancock Street, MCNCD
Submission," by KBA and dated November 11, 2024.
The plans and specifications that were submitted with the application are incorporated into this
certificate, which is non-binding on the applicant.
This certificate is granted upon the condition that the work authorized is commenced within six
months after the date of issuance. If the work authorized by this certificate is not commenced
within six months after the date of issuance, or if such work is suspended in significant part for a
period of one year after the time the work is commenced, this certificate shall expire and be of no
further effect; provided that, for cause, one or more extensions not exceeding ninety days each
may be allowed in writing by the Chairman.
