ABUTTERS' LIST STATEMENT
(Case Number CCUTS-O 1 6903-20 1 8)
In connection with the application (the "Ap@")
of 55-9 V/heels Owners, LLC (the
'o1!pp!!g!") for a proposed reconfiguration of the existing curb cut at 55 Wheeler Street,
Cambridge, Massachusetts (the o'&"), set forth below is a summary of the Applicant's efforts
to notify abutters of the Site regarding the Application:
1. On June 14,2018, the applicant obtained a Certified Abutters List from the City of
Cambridge, which identified 79 abutters (the "Abutters") of the Site that were to receive
notice of the Application.
2. On June 27,2018, the Applicant mailed notice to all of the Abutters via certified mail,
retum receipt requested.
3. As of July 24,2018: (i) a1 Abutters returned signed receipt cards; (ii) 3 mailers were
retumed as undeliverable - e.g., forward time expired; and (iii) 14 Abutters retumed
completed abutter's forms.
4. On July 24,2018, the Applicant re-sent abutter's forms by first class mail to each of the
38 Abutters who had not yet responded. The mailings were addressed to the owner listed
on the Certified Abutters List, with "or current owner" added to each addressee. and were
sent to the physical property address.
5. On July 25,2018, the Applicant received one completed abutter's form. Accordingly, as
of July 25,2018, a total of 15 Abutters returned completed abutter's forms (copies of
which are attached hereto as Exhibit A
6. The Applicant has responded to all questions received from Abutters regarding the
Application.
7. Over the last two years, the Applicant has hosted regular meetings with the condominium
owners at each of 25,27 ,29 and 3 1 Wheeler Street regarding the Project and to hear and
incorporate their feedback thereto. The Applicant has also had several phone calls with
the condominium association and provided an email summarizing the Application and
abutter's form requirements. The Applicant requested for such email to be forwarded to
unit owners, to the extent practicable.

l. Introduction
This introduction briefly summarizes the enclosed application for approval of
reconfiguration of an existing curb cut at 55 Wheeler Street (the "Application"). The
Application Form and supporting materials appear immediately following this application.
l. Brief Summary of the Parcel and Reconfigured Curb Cut
The existing curb cut proposed to be reconfigured in this Application is located along the
southeastern boundary of the parcel currently known as 55 Wheeler Street (the "Site") along the
western side of Wheeler Street (the "Reconfigured Curb Cut") and is described in greater detail
below.l The Site is owned by 55-9 Wheels Owners, LLC (the "Applicant").
The Applicant proposes to reconfigure the curb cut to realign with the new building and
Site layout. As shown on the attached sketches, this reconfiguration will allow vehicular and
bicycle access to the new structured parking garage at Building I to be constructed on the Site
(the "Project"), all as authorized by Special Permit from the Planning Board (PB 330), which
was certified by the City Clerk on February 16,2018 (the "special Permit"). For informational
puq)oses, a site plan showing the proposed configuration of the Site, which identifies Building 1,
is attached hereto (the "Site Plan").
2. Description of the Reconfigured Curb Cut
As shown on the sketches attached to this Application, the Reconfigured Curb Cut is
approximately 20 feet wide and provides access to a multi-directional driveway measuring
approximately 20 feet in width. As compared to the existing curb cut, the Reconfigured Curb
Cut itself will be shifted approximately 6.5 feet from the Site's westerly property line and its
overall width will be increased by approximately 7 feet. The Reconfigured Curb Cut is
approximately 125 feet from the nearest raised crosswalk and approximately 500 feet from the
nearest intersection, i.e., Concord Avenue and Wheeler Street. The Reconfigured Curb Cut at
the Site will increase traffic safety and flow by providing for residents and visitors a direct
ingress and egress route from Wheeler Street to the proximately located structured parking at
Building 1 (as shown on the Site Plan).
3. Summary of Remaining Application Materials
The Application Form immediately follows this introduction, and is being submitted
herewith electronically.
The next sections of the Application include (i) the sketches referenced above, which
detail the existing conditions and Reconfigured Curb Cut, and (ii) the Site Plan, which details the
proposed configuration of the Site (including the Reconfigured Curb Cut).

The Applicant has initiated outreach to abutters by mailing an abutter's form to each of the
abutters listed on the Certified Abutters List, with the exception of the Applicant itself. The
Applicant has not yet received any responses.
