This letter is a formal request seeking to amend the zoning map of the City of Cambridge in the area of 234 Monsignor O'Brian Highway, in Cambridge, MA from the existing Residence 'C-1' to Business 'A'. The present owner is Hercules Kalogeropoulos, trustee of the 234 Morsignor O'Brian Highway Realty Trust' who seeks to have the location be within the permissible zone to sell recreational marijuana if and when said sales are allowed within the City of Cambridge. I am enclosing a copy of the 'trust' deed with the legal description and photograph's of the locus. Also enclosed is a check for $150.00 for the filing fee. We are main abutters to the property as we own and reside at 12 This request Sciarappa Street and, additionally, own the property at 31 Winter Street. for a change in zoning is being made solely for the personal financial gain of the owner of the property at 234 Monsignor O'Brien Highway. It is important to note that the owner purchased the lot in question several years ago knowing that it was located in a Residence C-1 zoned area and, further, that the land came with a specific set of use restrictions attached to it. Most importantly, this petition to change the zoning from Residence C-1 to Business A does not in any way improve the community nor benefit the public good. Mr. Kalogeropoulos currently has the property advertised for lease for "cannabis retail only" as a stipulation. Please include this objection in the public record and ensure that copies of this objection are provided to the Cambridge City Council. We will be in attendance at the January 22, 2019 hearing. McGovern; Vice Mayor Jan Deverex; Ordinance Committee Co-Chairs Carlone and Kelley; and Councillors Alanna M. Mallon, Sumbul Siddiqui, E. Denise Simmons, Timothy J. Toomey, Jr., and Quinton Y. Zondervan: On December 30, 2018, the East Cambridge Planning Team (ECT) began to receive calls from direct abutters of 234 Msg. O'Brien Highway regarding a notice they received to rezone that property from Residence "C-1" to a Business "A" zoning classification, for the purpose of establishing a marijuana establishment. The abutters were shocked and dismayed that the petitioner didn't speak with them prior to submitting the zoning proposal. They were also taken aback by the fact that the petitioner proposed a marijuana establishment 400 feet away from the proposed Ascend marijuana facility site located at 200 Monsignor O'Brien Hwy (Lechmere Rug), which the neighborhood has supported. The abutters came to the ECT meeting on January 9, 2018, to discuss the zoning proposal and plead their case. After a community discussion with the members present, ECT voted unanimously to oppose this re-zoning for the following reasons: • Rezoning one parcel containing approximately 3,169 square feet of land, we consider to be spot- zoning • This parcel abuts single family homes on the National Historic Register • Direct abutters that came to the January gth meeting were vehemently opposed to the rezoning • ECT already supported a marijuana establishment 400 feet away, which would preclude this site as a marijuana establishment per state law • ECT worked with the City many decades ago to keep this parcel zoned C-1 in order to protect the abutting single family homes In conclusion, we respectfully ask the Ordnance Committee not to consider the 234 Msg.
