March 27, 2020 Cambridge Inspectional Services Department RE: Nitsch Project #9799.1 831 Massachusetts Avenue 40 Thorndike Street Cambridge, Massachusetts 02139 Curb Cut Closures/Openings To Whom It May Concern, Nitsch Engineering is submitting the attached revised curb cut plot plans to supplement the curb cut application package being resubmitted by Legatt McCall Properties for the proposed improvements at 40 Thorndike Street in Cambridge, Massachusetts. The proposed project consists of renovating and repurposing the former Edward J. Sullivan Court House, which received a Special Permit from the Cambridge Planning Board in October 2014. This redevelopment will result in a mixed-use building consisting of office space, residential units, ground-level retail, and open space. The key change to the drawings is that the previous two (2) loading dock curb cuts of 20 feet each on Second Street are being combined into a single 30-foot curb cut, per feedback from the Traffic, Planning, and Transporation (TPT) Department and the Department of Public Works (DPW). This change is reflected on the attached revised drawings CC-0 and CC-2 (combining what was previously CC-2 and CC-3). Drawing CC-1 remains the same aside from some grading adjustments to accommodate the curb cut change at the loading dock. Please reference the attached plot plans. November 19, 2019 Cambridge Inspectional Services Department RE: Nitsch Project #9799.1 831 Massachusetts Avenue 40 Thorndike Street Cambridge, Massachusetts 02139 Curb Cut Closures/Openings To whom it may concern, Nitsch Engineering is submitting the attached curb cut plot plans to supplement the curb cut application package being submitted by Legatt McCall Properties for the proposed improvements at 40 Thorndike Street in Cambridge, Massachusetts. The proposed project consists of renovating and repurposing the former Edward J. Sullivan Court House, which received a Special Permit from the Cambridge Planning Board in October 2014. This redevelopment will result in a mixed-use building consisting of office space, residential units, ground-level retail, and open space. As part of the proposed improvements, two (2) existing curb cut closures are proposed. The curb cut on Second Street is approximately 24.8 feet in width and the curb cut on Third Street is approximately 20.0 feet in width. Three (3) new curb openings are proposed along Second Street. The lot frontage on Second Street is 201.63 feet. One (1) curb opening will be 22.0 feet in width and two (2) curb openings will be 20.0 feet in width. The 22.0-foot curb opening will service the two-level underground parking garage that proposes a total of 92 parking spaces pursuant to Special Permit 288. The two (2) 20.0-foot curb openings will service the proposed building loading dock area and compactor. Each new curb cut will be constructed to meet the City of Cambridge standards.
